Confirmed Draft as of 1/13: Quinn, Banks, Blue, Golden, Bond, Gone but not official: Williams, Savea (transfer) Leaning to coming back: Taaffe, Moore Checking on his draft stock still (before coming back if he listens at all): DJ Campbell. Exhausted Eligibility: Helm, Davis, Majors, Broughton, Collins, Lole, Norton, Gbenda, Blackwell, Makuba, Barron, Sorrell, Holmes, Bolden, Connor
  2. Golden at 23 for all players? That's absolutely wild. I'd be thrilled for him if he made it into the second round- pretty happy for him to be a 3rd round guy. I didn't have Blue in my last draft post speculation so, yeah agreed. He better get some serious track coaching skills and figure out how to kill that 40, which is dumb, but still apparently a thing. I'm glad he declared as opposed to the transfer portal from a selfish perspective as I'd rather see someone else take his spot at RB and/or whatever NIL resources he would command, but I also didn't want to see him go get 1800 all purpose yards somewhere else and never put a ball on the carpet. He either adds another longhorn to the draft or doesn't make us look bad by succeeding elsewhere. Win/win.
  3. You know NFL teams like natural traits that are elite- low 4.3's are elite for RB's, probably gets someone to take him at the ass end of the draft. I agree with you in principle that he's well down the list of draftable running backs this year, for sure, and lean toward he doesn't get drafted unless he burns up the track. 14 TD's in big time ball including 5 in the last 4 games isn't nothing. He's a gadget player that hasn't helped himself on special teams like K Robinson did, but if he's fast enough he's certainly has a chance to get drafted. Him, Holmes, Connor, Gbenda all slot the same way to me- unlikely to get picked but I wouldn't be as shocked as if I woke up with my head sewed to the carpet. Of the 4 of them he's the most likely to get taken if he puts up good numbers at the underwear Olympics.
  4. My bet is if he runs under a 4.35 he gets drafted in line the 6th or 7th round. If he doesn’t he’s udfa.
  5. Agreed. One bad game (Clemson) and one shitty play against ASU. We had the Thorpe award winner opposite him and our Thorpe guy was targeted more than him.

Texas is currently the favorite to win the national championship in 25, much like Ohio state was after the draft and portal wins they had last year around this time. let’s hope that come February 1 the oddsmakers still have us #1 to win it. I’d obviously bet field in any endeavor like this, but as of today I can’t see any other team that has the same quality of roster we have, and I’d guess it gets better after portal one and portal 2 wrap up. Heady times right now friends. Enjoy.
  8. When I do a deal like that I send an email with 10 questions. 1) name 2) address 3) email 4 phone number 5 sales price 6) do you have a survey… stuff like that. I say get together, answer all of these, send it to me from both of yall- if you aren’t in agreement on all the data go get an agent to help you sort it out and negotiate. I’m basically just identifying the blanks to be filled in, provided they do actually have agreement on everything. if you decide to do that I can give you the actual full list and you can do that at your open house if you want- no problem.

  10. Almost never write contracts. Only when a buyer comes to me with a no realtor deal (usually when buying from a family member) and I do it for free. I have zero desire to be in competition with potential referral partners. similarly, when I do any legal work like deeds or releases or the like for my clients I do them gratis.
  11. Decent chance we are better next year than this year. Lb should be better by virtue of getting older. Edge should be better for the same reason. DT a step back but not as much as everyone thinks. If Taaffe comes back and Williams is healthy we will have 4 guys at safety that will be really good. Guilbeuaux a year older and in his contract year. I think Manny will be fine to really good. Maybe he takes a step and is elite. I’d like to see a couple corners come in the portal but they might already be on campus. If Terry had a Simmons like freshman season things get really interesting. Also, I expect every team on our schedule to be more or less dogshit offensively next year except maybe Florida, so… the defense will be elite level fine in all likelihood. Like, top 5 defense again by the numbers in the game. Really only spot we are glaringly lacking that absolutely needs to be filled in the portal in my opinion is WR1. We need a stud.
  12. I had a couple people connected tell me he might be the dumbest motherfucker to ever don the orange and white and diplomatically posted something like that during fall camp and said adjust expectations accordingly. Not OKG. Then he started strong and I thought my guy got it wrong. Nope.
  13. I work on commission. I have an average per deal I get. I don’t charge 5X for a 200k loan compared to what I would a 1M loan. This is absurd and stupid. now, you could make the argument that there is more work involved in being an ncaa agent because there’s no draft and 130 potential landing spots and I’d listen and probably agree, but that’s not a 4 or 5X proposition in any rational world. now- if they are talking about getting them real legit endorsements the number in the pros is much higher than 3 or 4%. When I was looking at trying to be an agent out of law school the going rate was something like 15 or 20% if the guy brought the player an endorsement? Something like that. Definitely a different scale than working out contract details on a FA deal.

It’s so gross and disgusting the bullshit either lies or incompetence that’s come out of the BLS the last 2 or 3 years. It’s actively fucking over buyers and distorting the market.

  21. Sure. And if he doesn’t or dies or peace’s out or whatever you can end up with a mess. There’s a reason that very few title companies and attorneys love doing this. What would I know about it I only own a title company and practice as a real estate attorney. The point I’m making is it isn’t a risk free transaction. As an added bonus there’s always the chance if you title the house to you the old mortgage company calls the note due and full with an acceleration clause for transferring title without paying off the mortgage according to the terms of the deed of trust. The point was it’s not a clean transaction and many sellers and real estate professionals have zero interest in facilitating this transaction for you. I’ve probably done a dozen to 20 of these during my career. I’ve only handled (either personally or through my company 10k plus closings in my career and I’ve done less than 20, which was my point in saying the odds were against him being able to set something like that up.
