  1. For that high you can prob negotiate down because it's going to be a hefty commission either way. I wouldn't necessarily count on the buyer not having an agent especially that high they should prob have representation but maybe add the line you mentioned if you want to the listing agreement. I wouldn't necessarily count guess that behind a person who wouldn't do it for 3/2.5 there are probably several that would do it for 2%. I'll DM you for the location, never know may have people interested when I push it out

  6. Yeah can definitely say a lot of younger buyers are "just get me in the house and we'll figure it out later" thought process currently.
  7. Might just be for their comfort level and to make sure they don't miss anything in this digital age (DocuSign etc). My MawMaw is still sharp at 90 but she won't do anything without my mother so she doesn't miss anything. Also might have helped to put Elderly financial issue in title.
  8. Gotcha. Can't say I've come across one of those. The 10+ years of MI would infuriate me as a buyer. Like 2 years would seem appropriate or something. But then you're splitting hairs on FHA guidelines. Hopefully all the FHA deals we've done get converted to a mid 4 conventional over the next 12-24 months anyway.

  13. Conventional it drops off at 78. Usually just a phone call and a desk review on those. In 2013 FHA switched to MI for the life of the loan so the only way out is refi to conventional or pay it off.

  15. The problem right now is that most First Time Homebuyers are increasingly going FHA. It isn't the worst thing in the world, but MI for the life of the loan (until I can refinance them into conventional, hopefully) isn't great but between rates, credit (sometimes) and down payment they're almost a necessity.
