  6. Quoted a 6.375 earlier for a girl with 25% down and great credit so in that arena
  7. 24 mil deferred
  8. Another .066 down today to finish off a very good Turkey week. Down to 6 week lows.
  9. Relatively predictable
  10. My mother bought pumpkin spice cheese for her charcuterie board. It's as bad as you would imagine.

  13. Chris Watters? Yeah he and their whole operation is awful
  14. It's not so much the qualifications, they still go down to low (if not 0%) % down on condo, it's just about a .375 or so hit on rate for condo, so it's slightly higher (plus higher HOA can inhibit some buyers on DTI)
  15. Yeah same here in Houston for the most part. For a younger couple/professional who doesn't want the hassle of a yard and such quite yet it's not a bad deal. Just a matter of us seeing what the HOA is monthly, what that actually encapsulates, etc to see if it's a good fit. But you are correct definitely some deals out there in that arena currently.
  16. Nope
  17. I think todays movement is 2 fold - was a little too high and has been stagnant/slow upward for 10-14 days and then the other being the Bessent Treasury pick.
  18. 21 is a little steep for Coochie, no?
  19. 10 year down .11 so far today.
  20. I mean they don't have the Pelosi trading tracker Twitter for no reason.
  21. It's the refinances where it gets tricky.
  22. Nashville seems like the logical choice
  23. How much longer do you think it's sustainable to have higher rates. Housing market is stale because no one is moving because rates, buying has slowed, no one can access equity without paying a premium, and construction numbers are down. And yes while 7% isn't historically bad, back then home value was proportionally much better vs wages.
