  2. 1) Mr Cooper likes servicing (I'm guessing you started with UWM, they purchase a lot of UWM loans) and are built for it vs the bigger lenders (UWM, Quicken, NewRez) just want to do the initial loan and package and sell them 2) I don't have a data point on that but I would assume so. They are sold in large batches. Again with the bigger lenders they have more stringent standards vs the non QM lenders that do 1 year tax return deals, bank statement programs etc that come with higher rates.

  20. It's not so much the qualifications, they still go down to low (if not 0%) % down on condo, it's just about a .375 or so hit on rate for condo, so it's slightly higher (plus higher HOA can inhibit some buyers on DTI)
  21. Yeah same here in Houston for the most part. For a younger couple/professional who doesn't want the hassle of a yard and such quite yet it's not a bad deal. Just a matter of us seeing what the HOA is monthly, what that actually encapsulates, etc to see if it's a good fit. But you are correct definitely some deals out there in that arena currently.

  23. I think todays movement is 2 fold - was a little too high and has been stagnant/slow upward for 10-14 days and then the other being the Bessent Treasury pick.
