  1. I agree. I think Dallas was correct to get Klyde Warren Park built. The Austin proposals are for caps that are at least 2x the size of the park in Dallas. I hope we get some caps built, even if the final cost for all the caps can't be digested. I hope UT also drops some $$ to permanently do caps by campus to transform the 40 acres in a way that hasn't been imagined for decades.
  2. From the KUT article I wonder if caps 3,4,5 get approved and the 6,7,8 caps get discarded.
  3. Is there any forecasting, of what real estate activity would look like for all of 2025, if rates stayed around 7?
  4. House Democrats reject a rising star's insurgent leadership bid Crockett pitched herself as a master of new media who could help modernize the party following its 2024 election loss.
  5. This talk of pushing the GSEs out of conservatorship showed up multiple times in my news feeds this morning. What's Ahead for the GSEs Under the New Administration? - Multi-Housing News
  6. I think Trump expects these appointments to succeed and I think the Senate will rollover and accept them. Trump has already said he will just do recess appointments. So, what is the upside for a Senator to oppose somebody like Gaetz? There isn't any upside.
  7. I think this will be repeated many times over the next 4 years. It is what we should expect.
  8. I see minimal to no broad public or political support for an infrastructure project focused on a rail system in Texas. Rural Texans will oppose the land usage. Most Texans won't support any taxes for an infrastructure project. Texans like using their cars to move around inside the state. If Texas does anything infrastructure wise, I hope the state dramatically increases water reliability/availability.
  9. That letter brings the lulz.
  10. this popped up on my YouTube algorithm. Lots of talk about bond market expectations along with other markets. No CR intended.
  11. Home prices only beginning to feel the bite of climate change, J.P. Morgan analysts warn | Morningstar ‘There is now a clear negative relationship between climate risk and house-price appreciation,’ analysts say But climate risk is finally beginning to be reflected in home-price growth. Rising home-insurance costs, for example, have been pushing property values down. "It has been recently documented that property-insurance expenditures have risen sharply in riskier areas since 2020," the analysts said, "even after adjusting for inflation."
  12. Nat gas decided spike almost 10% this morning.
  13. I think TDP is going to have to do lot of hard work to figure out a new platform and message. Hoping 2024 was an anomaly sounds like “head in the sand” type approach.
  14. Going back to the thread title, I’m at a loss at how the TDP even begins to chart a new path forward. They made zero progress in this election cycle.
  15. This may explain some of it. Laine appears to edge out Kelly in race for D6 Council seat - Austin MonitorAustin Monitor A Laine victory would mark a progressive turn for the district, which was redrawn in 2021 and saw some of its more reliably conservative areas moved into the redrawn map for the District 10 seat, which was also up for election on Tuesday.
  16. Just another example of why people should early vote and not wait until election day.
  17. El Paso county lagging at the back of the pack in terms of %RV 2024 through 2024. Maybe that isn't unusual for that county but it stands out in that excel screenshot.
  18. Voted at Shriner location in Austin. Took about 30 minutes with the line.
  19. The graph posted by Huckleberry shows it has the highest number of early voters.
  20. One should not wait until the last Friday of early voting to go vote.
