  3. Legally it would be difficult for your former employer to go after you unless you signed an NDA that had a solicitation clause. However, with that said a former employer can make things very uncomfortable for you personally. Just because they won’t win in court doesn’t mean they won’t file a lawsuit anyway and force you to burn up a lot of legal expenses defending it. if you only take a few and stop, or space them out over time, you won’t get them worried about decimating their org and they likely won’t react.

  5. I'm not sure. Some people still want the hardwood and I haven't been able to figure out yet how much of a deal that is for some buyers. However, I have LVP in my own house ($600-700k value) and I LOVE it. It's durable, looks good, and affordable. But some people will always opt for the perception value of hardwood. edit: what's the cost difference?
  6. After seeing your rough price points for the listing, I would only go Thor if the total additional cost impact is less than $3-4k. Rationale being that’s the most of a premium you’ll get in the price for the nicer look and feel that would come from Thor appliances. One note on the hood. Having a venting hood these days is a massive massive requirement. Why? Indians moving to the U.S. cook very spicy foods and almost all must have a venting hood. Otherwise, it smells up the house too much. A larger cooktop would also be appreciated by many as long as the cost isn’t too much more. On the farmhouse sink, I am amazed how passionate women get about their sink choices. It ends up being a major decision criteria for many. Spending a few bucks for one can have a very positive impact, although there will still be a few that like the old two sink setup.

  10. Can someone explain those classic car auctions you see on tv, like MavTV? They auction 1970’s muscle cars, like Camaros, Chevelle’s Pontiac’s, etc for ~$25-45k. Are these cars drivable? Can you get parts? What’s the downside of having one? I realize they don’t have safety features, etc.

I got into real estate originally because my agents sucked and cost me tens of thousands of dollars with bad decisions, negotiating, etc. Like all of the “experts” on Reddit who said that using realtors was for suckers, I had a low opinion of using one. Then when I got a license and went thru a bunch of deals I realized there are a thousand tiny little details that can screw up deals and leave buyers or sellers financially exposed big time, sometimes to the tune of hundreds of thousands of dollars. I just was using bad agents. I needed to find the 10-15% that knew what they were doing. With a good agent, they will pay for most if not all their fee, but more importantly keep you out of a severe, frightening financial disaster. It’s a low probability, but if it happens to you it’s a 100% probability. This year, rather than do deals directly I’m just referring people to other agents. I can look at their specific situation and help them find a competent agent in the Austin metro area.
  12. If I am an NFL GM, I have a hard rule of no higher than a 3rd round pick on him. Any higher is too much potential wasted draft capital. I'm also not a Milroe believer, but then I wasn't a Hurts believer at Bama either. I wouldn't spend higher than a 3rd on Milroe either.

The Cowboys would be nuts to pass on him and pick Burton instead. That would really piss me off. Of course they believe they have their two OT’s. I believe Guyton will fail to improve.

  21. I used to be in the business of content monitoring, and on one of my trips to China I had an opportunity to visit with a very bright professor at Beijing University in an informal setting. He had built some technology that was being used by the Chinese government to analyze and filter EVERY piece of internet and mobile traffic in the country. It was frightening.
  22. 2025 is the year a ton of commercial real estate loans need to be refinanced. As that all starts to crater, it will start taking the economy with it and the Fed will cut rates. Might take awhile though. On the labor revisions, that is always way off. I don’t think it is a particular administration. It’s just very hard to get the number accurate in a short period of time.

  24. To be more precise, I think you have to remove from the discussion the OL and RB issues and focus just on the QB for a second. IMO there are three levels of QB mobility. The first level is the ability to have pocket awareness and be able to move around the pocket in ways to avoid some sacks. The second level is the ability to take off a few times a game to keep a defense honest, make a play out of a busted play, etc. you need a bit of speed and elusiveness for that. The third level is the QB that is truly a mobile weapon. Texas doesn’t have to have a truly mobile QB, but it does absolutely need a level 1 QB. Otherwise the offense will just bog down too often and struggle to score points. A level 2 QB would be nice to have and would add an extra dimension to the offense, but it can’t be at the expense of other critical QB traits like arm strength, ability to read defenses, etc.

The post retirement financial planning and projection tools don’t do a great job today assessing the risk between a portfolio with say, a 3% dividend rate that could be applied to expenses, vs a 2% dividend rate. It’s difficult to tell whether you could avoid some sequence of returns risk by having some lower return/higher dividend investments. Because while that extra dividend helps pay the bills and avoid stock sales in early years of retirement, if the overall stock returns don’t grow enough over the years to offset higher spending due to inflation, you’re stuck anyway. For me it became an academic exercise because I can cover expenses with just dividends from a standard retirement portfolio. But if I had that decision, I would probably make sure I covered a decent portion but not all of my expenses with dividend investments, and then the rest with total return investments. There might be some times here and there where I had to sell stocks, but not a ton.
