  3. On the recession impact, that is why I said there is upside potential and downside risk. It could be a brief non impacting recession. However, I’m in real estate and also ran tech companies and have the opinion that the Austin area has not seen a real downturn for a long time and conditions are looking to have more downside risk than any year since 2009-2010. So far this year, I’ve saved a few clients a lot of money by getting their properties sold at good prices before the declines of the last few months hit their areas. On the cash flowing, I was responding to the thoughts expressed earlier about starting to rent out now. I’m sure anything from pre 2021 is fine. Again, I look at the situation in probabilities and expected returns, so that it’s not just guessing about the future.
  4. Here is how I would suggest anyone think about the rental market in Austin. Home prices are off their peak by quite a bit, but we haven’t even entered a recession since 2009. The Austin market could get hit hard by a recession because it is a tech driven market these days and a lot of the employment here is as a secondary location to another location. In recessions, secondary locations get hit first and hard. However, long-term Austin will be a winning real estate market. That tech presence will drive significant growth. Markets that don’t have good rental cash flow must rely on home appreciation for the long term gains. And right now most rentals are not covering costs+the value of embedded equity. That means as prices drop, the negative or lower cash flow gets worse, and owners must tough out a time period of poor cash flow. Eventually, prices will turn and money can be made on the appreciation. One thing that will help on prices in the near term are the rate cuts. So there is some upside potential too. TLDR: There is more downside home price risk right now due to potential recession than upside benefit from a rate cut. So rental decisions should be made in the context of holding for at least 5 if not 10 years. If you are just thinking about doing it for 1-2 years, your expected value is likely negative due to the recession risk.

  6. Haven’t paid attention to this race at all. But, in the back of my mind I’ve been hoping Allred has a shot. Just saw my first anti Allred ad. It is effective for a significant section of the right, including moderates. It shows an Allred video saying the wall would come down because it’s racist. That message will not play well with a significant portion of the state votes he needs to flip. He should have talked about the impracticality of the wall instead. “Tell me how tall you are making the wall so the people can build ladders one foot taller”. Does he have a real shot at winning?

Can’t go into too much detail here, but as I mentioned earlier, hardly anyone has implemented the technology enough to track a car all along the highway system, including the FBI, which is the comment I initially responded to. You would think they would have by now. There are pockets of coverage for sure. And the toll systems are definitely leveraged. But on the comment about all highways providing that information to track a car across the country? No, that is not yet available. My company provided the license plate reading technology to federal, state and local agencies.

  13. Did not realize that the Mavericks still haven’t announced officially their TV plan. And the Astros channel availability in 2025 is also unclear. Right now Astros are only available on cable and Fubo?, which seems too limiting. They need to be on YouTube or Amazon or do like the Dallas Stars and stream direct. These are the final pieces before I eject to YouTube TV or Fubo.

The very young boomers like myself and Obama grew up in a very different environment from older boomers, so there is a very different life outlook among the older vs younger. I’m as frustrated with older boomers as Gen X are.

At times the offense looked more like explosive diarrhea than wide-open, but by the second half, the Horns’ talent was too much for CSU to overcome, and the Horns won fairly comfortably, albeit below the spread.

  21. I must push back on the concept of going to either Taco Deli or Tochy’s. Those places are ass and give Austin a bad name in tacos. And the comment about Taco Deli Migas being a good idea is blasphemy. I have no skills in life but one. I am the definitive authority on Migas. And Taco Deli Migas are absolute garbage, some of the worst crap ever offered on a plate.

  23. I think it’s pretty obvious to the entire world that the most enlightened, intelligent, and visionary people in the world are 60. They were raised by the Silent Generation, our best generation in the last 100 years. They had to deal with the selfishness and lack of perspective of the boomer generation, and are likely facing retirement with no pensions. They had to deal with the disappearing act of Gen X. They had to raise Millenial kids with wildly different priorities and perspectives than themselves. And now they have to tolerant the super “look at me” generation without slapping them.   24. I’d like to bring up an extremely subtle point from last night that I believe subconsciously produced a very strong positive response from women. My wife several times last night while watching the proceedings remarked how happy, excited, and supportive Kamala’s husband seemed. Apparently that really made a positive impact on her. It’s something I probably would have not noticed. I’m thinking a lot of women noticed that, either consciously or subconsciously, and made them feel good too.
