  5. I'm not sure that's a patently unreasonable suspension but it's hard to reconcile with the suspensions received by Marcell Ozuna, Roberto Osuna, Aroldis Chapman, Addison Russell, etc. in recent years.

It's a movie by a director who is largely unknown to the average moviegoer (and to the degree he is known, it's for being weird and esoteric), with lead actors who are either unknown or known from niche TV shows, plus it's pretty fucking weird and gory. I'm not sure Gladiator is a hit if it had been directed by Spike Jonze or Danny Boyle and starred Luke Perry and Tilda Swinton and had a bunch of bizarre ancient religious imagery and prophecy and witchcraft.

  17. This is a component of the housing crisis that doesn’t really get talked about. While populations have exploded and household sizes have shrunk, house size and lot size have also shot up. I’d bet the square footage of housing per resident in the Austin area today is 4x what it was 50 years ago.

  19. I mean, it's a fucking bonkers market, but it's a reasonable assessment of market value by TCAD and they're probably still undervaluing your property. Everybody likes to bitch about their appraisal but virtually none of those bitching would sell their house for their appraised value. Attempting to fund government through property taxes on unrealized gains rather than income taxes on actual gains is idiotic and these are the consequences of that. But for reasons that defy any logic whatsoever, Texans for some reason find paying property taxes more tolerable than paying income taxes.
  20. 1. Yes 2. Probably 3. The land vs. improvements part is pretty arbitrary and doesn't really make a difference, but also building costs have gone up significantly so the cost to rebuild your house is almost certainly higher today than it was a year ago.

  23. The benefit of the homestead exemption is it can decrease your assessed value (by virtue of the 10% cap) and also your taxable value (by virtue of local tax exemptions) to lower numbers than your appraised value.
