  3. I’ve probably written on this more extensively on the other thread but we use Zillow to find tenants. That said, it’s going to be hard if you’re out state. If it were me I’d probably ask my agent or maybe @UTPhil2006 for a Houston referral (if you didn’t use an agent previously) for someone who would be willing to show the house upon request for a fixed amount. If you have a good tenant they may be willing to do that for you but it won’t maximize your chances of finding a good tenant (tenants renting SFR want to meet the owner). Another fee arrangement might be to have them handle showings for half a months rent (that’s always seemed steep to me and might be a reason to try to negotiate the compensation based on lease length-if they sign a 24 month or longer lease that half month in rent doesn’t feel so onerous). On the bright side, most agents right now are currently starving to death so you might be able to pay them in beer and Best Buy coupons. Also, I said this on the other thread but spend whatever it takes to get great photos. Probably 40%-50% of the Zillow listings have cell phone photos and it’s just not the same. Another thought-our property in Houston (Memorial) hasn’t appreciated anywhere close to what our Austin properties have-I know that interest rate is terrific and I’d feel similarly disinclined to let it go, but I think another question you need to be asking yourself is to try to forecast the likely rate of appreciation (I like to use the Texas A&M real estate center data). Make it a math problem.
  4. That sucks, thanks for sharing. He was on absolute fire in that film and also a terrifically fun Benjamin Franklin. I've never had the courage to watch In the Bedroom--after watching Michael Clayton I knew Wilkinson's performance of anguish could easily break my heart.

Along those same lines, it’s on in the headquarters building or lobby area of pretty much every US military base or VA facility in which I’ve visited (the exception was Balboa Naval Hospital which had on CNN). Maybe hard or not worth the trouble of enforcing it, but that could be changed with an executive order. There was a long article in The Atlantic recently about our exaggerated faith in the military to corral a President‘s worst impulses and how close Trump came to installing supporters at the top of the DOD. They suggested a present absence of civics education also makes service members far more susceptible to the misinformation on Fox News.

    Piling on, I think the original food truck is underwhelming, too. Everything was greasy and had all of the subtlety of a Papa John’s. I’ve never understood the appeal except for the novelty of eating Italian out of a truck.
  8. When he was really awful was in the spring before any purported injury. I’m not seeing anything in the statcast data that supports a reduction in bat speed different from June when his bat woke up. Anyway, I’m not trying to make a hill to die on; I supported the signing at the time and I still think it was the best call in hindsight.
  9. You’re presuming Abreu would make that third year negotiable. The Astros can’t just insist he sign a contract with their preferred terms. Abreu appeared to be the best possible signing at the time and pretty much every other available free agent 1B underperformed. I’m also a little suspicious of the “he was hurt” story. Sounds too much like “I spoke with Strom and I was tipping pitches” that comes out whoever someone gets lit up.

  15. The best thing about the holidays is that I have been to Central Market once, Whole Foods once, HEB twice, and Trader Joe’s twice all in the last 48 hours, #disorganized
  16. That was going to be my suggestion. Outdoor tables that seat more than four and I feel like they turn over fairly quickly.
  17. Just to be clear, you’re going to be spending your first 30 minutes hunting for a seat or space at the bar for one or two people. You’re going to see folks at tables that got there early and know to keep their asses stuck there because they planned ahead. About the time you have gotten maybe a round for two couples you’ll be an hour into it and then looking to move on. And that’s with a party of four-with ten it’s just impossible.
  18. Echoing this, you can't roll around with a party that large. You're going to need to make a reservation somewhere that can accommodate it (unlikely at this point) or break off into smaller groups, particularly if you want to bar hop.

Take a look at their roster-they aren’t counting on Yamamoto for 200 innings, Glasnow is a risky bet for more than 120, Kershaw is unavailable until after the all star break, Ohtani is out for the year. They badly need reliable starters and more than one. We do, too, which is why it’s a risk for the Astros.
  20. So I’ve been looking at the Dodgers minor league prospects and roster and I think Bobby Miller and lottery tickets would have to be the deal. Basically the Dodgers would be trading for a sure 200 innings and giving up a young starter that isn’t arbitration eligible yet but threw 120 innings last year with similar (if slightly down) performance from Framber. If the trade omits Miller then the Astros must feel bullish about replacing those 200 innings elsewhere (maybe the Cuban, maybe a different deal).

  23. I feel like Paramount has been on a diet ever since Brad Grey passed away. They make about four movies a year and most of their revenue is licensing their catalogue out to the streamers.
