  1. We use Deephaven for most of our non-QM because we can underwrite them in house. Back in 2021, though, we used ARC a fair number of times and I ran a bank statement loan through them earlier in the summer. Their software is shitty but they were pretty generous on the calculation. I didn't really evaluate their pricing compared to their peers, it was more "can we do this or not?"
  2. So I’ve actually had this same situation occur twice and our solution has been to have the house remodeled ourselves. There are corners you can cut (nobody is paying extra in Austin on a resale because you pulled permits) and those you cannot (actually leaving structural deficiencies unrepaired or your HVAC issue). I’m also auto-terminating anything with foundation issues. You just can’t predict how much it will cost to fix it.
  3. I think (or perhaps I'm just hopeful) that this is most likely scenario but it might take a bit for it to shake out. One of those speaker candidates is going to feel safe enough in a primary to court the Dems and they only need a small coalition of their colleagues to create a majority.
  4. Just to pile onto @Wulaw Horn post, the Astros probably understand their window closes after 2025 or a least it's a real "come to Jesus" time with extensions due. Most likely anyone the Astros might want to add in the offseason is on two year or more deal, and it stands to reason they'll be going all in. There's not the justification for the Rangers to do that yet.

  9. Agreed-it’s like they pulled out a Roger Moore Bond script for lack of an updated alternative. This matches my list perfectly. As far as the Nolan article, he must have really knocked things off his bucket list the last few years if he’s circling back to Bond. He’s basically already done Bond as Batman, time travel Bond, and a heist Bond movie.

  11. Start up the protests again? The mullahs have proven themselves quite resilient. Between this and Turkey I wonder if autocratic regimes are getting better at letting protests breathe a little, burn themselves out, and not have them crescendo into toppled governments. Would love to read some realpolitik type commentary on if there’s an observable point in time in which outside pressure does show some chance of making regime change happen. I think our hands off approach (if that’s the case, who knows what’s going on in the background) is we clearly don’t have any confidence that we could influence towards regime change and don’t like the risk/reward). I also think the Persians expatriates aren’t lobbying the DOD and state department like the Iraqis before 9/11 and there’s not a presumptive government in wait to support and keep the transition from becoming chaotic.
  12. I get your point but A&M is 4-1 and probably had a lot of financial commitments come available with all of the transfers out of the program. I don’t think it’s a stretch that the combination is giving a certain type of player something to think about.

  14. I read comics when I was a kid and liked the X-Men most of all the titles--that said, I don't really see the appeal today. Thematically, aren't they a minority group, essentially fighting for representation and civil rights? In the 60's they might be a proxy for racial rights, gender, LGBTQ, etc., but integral to the appeal is they are all outcasts. Today's young ticket buyers are hyper focused on inclusivity compared to past generations, I don't know how to come up with a group that's both sympathetic and somehow unable to be part of the larger culture and I don't think it's an accident that Matthew Vaughn's take on it was to set it in the past--it's just much easier to sell that version of the story. Anyway, I'm sure that's a problem that's going to need to be wrestled with by the various writers that want to pitch to Feige.

  16. Why? They appear to have effectively run the office entirely bereft of supervision and actually performed better when she was at home recoveries from shingles. Imagine what they could do with a senator that was cogent and alert.

I think I posted this previously but I had the combo last year and had a pretty severe allergic reaction-broke out in hives, one doctor speculated it was a chemical burn, maybe bleach didn’t rinse in the wash or something. I was miserable for about a week before I went to see a dermatologist who immediately called it an allergic reaction, recommended Benadryl, and it was gone in 12 hours.
  20. I was actually in there a few weeks back on our way back from our weekly trip the Four Hands Outlet. It's very much a time machine back to the 70's or 80's when a department store would be the main competition. If you're interested in a sectional that has a built in lazy boy and has remote control recline features they have an enormous variety of options. If you're looking for something more contemporary in styling there's almost nothing.
  21. I actually starting writing about this and elected to not go there, but you're absolutely right. The African American intolerance for LGBT likely means he needs to replace a few of their votes with those from another group.
  22. I'm a little more optimistic on that front than you. He's got another 20 years of serving in various capacities that he could use as a springboard and Biden should be proof positive that if you hang around Washington long enough you can build sufficient support for a winning campaign.
  23. I do think it's interesting that the primary topic on the recruiting thread is moving to Colorado and on this thread it's eating bugs in Mexico. Clearly a good many of us feel a calling to get out of town...
