  1. Sample Habib commentary: Habib yesterday: "I recommend you maintain a floating position as there remains upside left and the Fibonacci sequence that I stole from the DeVinci Code says rates should be better." Today--market opens down 50 bps Habib: "The market has opened down but since you received a lock alert from me yesterday you should be good." Me:
  2. Anyone want to venture an explanation for why the bond market is so favorable this morning? No credit if you just repeat MBS Highway or Chrisman.
  3. I don't know anything about de-mining strategies but I did see a lot of blown up vehicles in Iraq and that kind of damage indicates the roller didn't trigger it as intended. I would also think we have tons of surplus mine rollers that can be affixed to most any vehicle we could give them.
  4. All of my neighbors in my cul de sac in '59 are standing outside, mouths agape.

    Horror

So I think I read about this on Reddit and reluctantly tried it out (I’m a little snobby about writers and the author’s bio as a ren fair actor was a big red flag) and I’m a huge, huge fan. It’s basically a Ridley Scott film made into a book with heavy theological horror (very Catholic) and very well placed in history (post battle of a Crecy and during the plagues). I would think anyone that enjoys Game of Thrones but would something more in the horror genre would enjoy it.
  6. I'm not an appraiser and a realtor probably can't answer that question (too much fog of war); the real question you're wanting to know is "Will MY house rise in value sufficient that the cost can be recouped?" and there's tons of variables there and many you can't know. I mean, it only takes one buyer with a desire for a metal roof and you maybe get the house sold for a premium, but most buyers (particularly in this market) are going to obsess over every cost difference. The typical advice most real estate professionals would (or should) give is that that any single improvement between now and when you might sell the home is unlikely to be recouped. I'm not sure I'd even replace the roof at all unless you think it's bad enough it's going to deter buyers. I do think a smart realtor/GC could, if they knew what they were doing and you trusted them, take the right house, recommend a few targeted updates up to including the roof, and have that help your house get sold at all or for a sufficient premium that it pays for themselves or more. It's hard to speculate without knowing how dated your house is otherwise, whether it has any particular unique elements (view, pool, guest house), etc.
  7. Randall's I get but what's the other anchor tenant bleeding cash?
  8. Perhaps he thought the presence of the T shirt would make the whole “I’m a grown adult at a water park with adolescents” not seem quite as creepy.
  9. If Real Genius came out now it would own the meme universe.
  10. Also, as long as I'm in a confessional mood I met Drayton McLane's personal secretary at a business function in (I think) 2019 and I unfortunately unburdened myself of all my stored up distemper upon her. I'm sure she was like "why is this stranger yelling at me about Tim Bogar?" but I know that deep in her heart she understood.
  11. At risk of being negged (in which case I'll blame the fact I've been drinking since 5 pm), I don't think our first championship happens without Fiers pitching major innnings in the second half of the season in 2017. I'm not forgiving the other shit but on balance I think it's a net neutral and as a Houston fan I'll accept the boos because the championship stands (and was reinforced last year). I'll add another name to the hated list--I hated Carlos Lee and it's not even for his performance. It was the fact that he was signed off a career year and when it was obvious the team needed starters. It exemplified all of the worst meddling from McLane and coincided with the then burgeoning understanding of the success cycle and a failure to recognize that the team wasn't an outfielder away from competing for a championship. Dammit, this is going to turn into a McLane bashing session (which would be well-earned) but I also hated Greg Swindell even though he's a Horn. Great in Ohio and then shit in Houston. At least Drabek gave us a couple of good years and had an awesome mustache. But really, fuck McLane for all of it.
  12. For me, Gomez is very worthy. Going back in history, in addition to most relievers generally I hated any Astro whose main claim to fame was stolen bases. This is probably less an indictment on them than on the Astros management or beat writers talking up the value of an Eric Yelding, Gerald Young, Brian Hunter, Roger Cedeno, and Willy Taveras as if the steals count somehow made the 30% on base average acceptable.
  13. Is there anything weird about it? I'm at 97.375 on a FHA $300K purchase; I can deviate down to 97.625 before I'd need to charge a discount point and I've been getting my shit pushed in regularly on pricing. Quick edit--I'm at 97.375% at 6.625%
  14. I'm weirdly not seeing investor repricing, maybe it's still coming..
  15. Early dove season is usually miserable hot for any evening hunting and this year is going to be the worst (presuming any birds are still alive).
  16. I drove by Anderson high school Thursday about 3 pm in the afternoon and the band was outside practicing on the parking lot. That’s got to be child abuse.
  17. I’ve seen this repeated so not just picking on you, but an actuary would likely say that Biden is on borrowed time. I don’t think an unspecified Democrat or Harris a shoo-in.
  18. Well, I mean it does in the sense that there's not an infinite amount of money and it sounds like we had to make a larger counter-offer yesterday. I'm curious if that's liable to make less available for Black, Mack, or whoever is left on the board. Or does LSU now have more money available for McKinley. Regardless, it's satisfying to win one of these instead of lose it to LSU or Aggie and then we find out it was a relatively tolerable amount if paid through legitimate means.
  19. I'm really curious what this one cost and how much is left over.
  20. I've not been paying attention to rates all day--why is Habib pushing alert to lock with the market up 20 bps from earlier?
  21. If I'm being honest I kind of hate all relievers, probably as a result of watching Doug Jones alternate ERA's in the 2's with ERA's in the 5's. Too much volatility.
  22. Although in true “Austin excellence” fashion the deluge, when it comes, will likely result in debris runoff into the highland lakes that exceeds what can be filtered and we’ll have a boil water notice for a week or two.
  23. I can’t recall who it was but there was someone on the Baseball Prospectus staff that thought Cosart was a unicorn. Great stuff, low strikeout rate and a super high strand rate they credited to pitches that died on play.
  24. I’m very much dating myself but the Phil Hartman Adobe car from 1986 was my first exposure to the SNL commercials.
