  1. $42 million for Fred Van Fleet is insane in a world not dictated by weird salary cap rules.
  2. We had a pretty decent apartment in Oaxaca city for $40 a night. Rooms at the better hotels were all $300+.
  3. This is irrational but I've hated Woody Williams ever since he pitched for the Astros (and fuck you McLane for signing a 39 year old free agent just because he was from Houston and pitched well in cavernous Petco).

  7. I think that data is just suspect in general. Looking at it again, I don’t see how Austin would have been at a 38% premium when the markets otherwise appear very similar.
  8. For all the dads (and a few moms) reading this I'd encourage swim training your kids how to float indefinitely and how to conserve their strength in the water. I'm sure you can find videos on youtube but it's part of USMC swim training and presumably the Navy. This isn't something we've seen taught by swim instructors in a pool setting.
  9. I took my six year old to see it last night and this is what we should have done. I'm glad ya'll that enjoyed it got some satisfaction; it just didn't hit with me and it's probably because I find Miller's portrayal of the character super annoying. All of the fan-service in the third act just seemed overdone. Keaton was definitely the best part.

I don't want to exaggerate my personal experience financing Air Bnb's such that it's representative of all buyers, but most of the ones I've financed are second homes or properties in 78702, Riverside, University Hills, etc. I can't imagine a single one of those renting for less than $2500 a month and that's on a 12 month lease. I've probably closed 100+ loans for investors over the past 3 years and most of them were for investors seeking long-term tenants. We have two rental properties and were able to obtain the same rental amount as last year, too (and one just got leased to a new tenant). We're still getting pinched on profit because apparently TCAD thinks the values rose 10%+ over 2022 but I'm not seeing a catastrophic loss in rents due to excess supply.
  11. What kills me is seeing my jumbo rates are .50% worse (or more) than what the depository banks are advertising on their websites.

  15. To echo this, I've been a subscriber to IT since 2003 and I have probably 60% of the posters on ignore. I can't even imagine how much dumber it might get if Orangebloods ever goes under.
  16. Why would we want Capela taking minutes from Smith and Sengun? It doesn’t look like either of them will duplicate what Capela does but I don’t think he’s a good fit otherwise.
  17. Summary? Also, has anyone seen an article or something trying to diagnose Montero? I know relievers tend to have high variance performance but not this extreme.
