  1. CTJ's anecdote is probabaly the experience of 50% of people that protest their properties in person. I did my own in person for a couple years because i felt like I got better adjustments than going through virtual settlement. Not sure if that is still the case or not. Anyways - I put together this big binder with comps, adjustments to the condition ratings of my home, replacement/repair costs, and adjustments to other comps for things like pools etc. Justified something like $150/sf down from $190 or so. They basically disputed/ignored all of my work, and then granted me what I wanted anyways because they "liked the neat binder I put the materials in." Then it hit me that probably half the people that protest themselves just show up to yell at them, and get nothing. In my latest home I will probably do isettle, but using protax or bettencourt or whatever is better than nothing. I'm in a situation now where I'll be getting the 10% capped increase to appraised value every year until it catches up to market value so protesting wont save me any tax dollars now, but will help in the future.
  2. On 290 from Houston there is a newish Valero just before Elgin near the aggregate plant that has one of the nastiest shitters I’ve ever been in. Had a couple buccees kolaches that wanted out and wouldn’t wait otherwise I would have driven to Elgin.
  3. Nothing to see here, totally normal for a 4 loss and forfeit team on a shitty campus, with no prior championships, to follow that up with the best recruiting class in history.
  4. needs to get out now before his draft stock drops like an anchor like Wydermeuuerheusen.
  5. FACES. Foundation for Autism care and awareness. Raises money for ABa therapy for young children whose families can’t afford it. If you don’t know about ABA it’s very cost prohibitive, (even with insurance) but makes a huge difference for kids when they start early.
  6. Sticky bomb. Didn’t you read the field manual? Take a standard issue GI sock, put in a stick of Semtex, rig up with a fuse, rub it in axle grease and you’re good to go.
  7. “US mines deployed by Ukraine designed to sink Jewish passenger ships captured near Turkish ports” - Russian media probably
  8. The fact that their equivalent (though I concede masters>dell match play) is almost 2 hours away is the point.
  9. Got damn with that balloon display. All your middle school female recruits and their moms are ours. I may try to see if she can decorate for the next baby shower at my house.
  10. So is that $100 bet now off the board? If not I want some of that sweet action too. I’ll even give you $10 juice at -110.
  11. Will probably hedge a bit on UCLA tonight.
  12. Could not ask for better timing for a visit from football royalty. Texas Relays, Dell Match Play, perfect weather. Only thing that would have made it better was Texas Basketball playing tonight or tomorrow. All of this on the heels of SXSW - Manning's gotta take notice of the this type of stuff if they are as serious about the Manning footprint as been rumored.
  13. Thanks for the reminder. I went and looked and sure enough my firm was doing a dollar per dollar match up to $1M through Global Giving. That fund has less than 5% expenses and is extremely transparent. https://www.globalgiving.org/pfil/55462/projdoc.pdf
  14. Did not see a link to OnlyFans, she's missing out on tons of campaign contributions.
  15. You know your president is toxic when he asks for help from a country and then that country’s market tanks. Kind of reminds me of the Dave Chappell quote on being famous. “I never knew how famous a president could be. Someone could suck your dick, and then they become famous.”
  16. Issue for China is that it takes 60 years to know its a problem:
  17. Probably should have done it 10-14 days ago. A public denial at this point from China would spell disaster for Putin at home politically. China helping Russia cuts off China from the West but perhaps helps get Russia over the hump in Ukraine in the short term. Like others, I think China sees this as an unwinnable war and would be better off isolating Russia.
  18. That interview with the “Russian legislator”, my god. Talk about being bought in to the propaganda. Where is the supposed proof of this genocide btw? It must be extensive to justify an invasion of another country.
  19. Senior citizens, although slow and dangerous behind the wheel, can still serve a purpose.
  20. Was going to mention this at some point because i work for one of said accounting firms above - we were notified yesterday this was being done. The exact wording was that Russia and Belarus were leaving the FIRM network. All of these firms setup limited partnerships in each individual country. Now many of the individual country partnerships work together and enter into joint contracts that may be terminated, but they are separately owned and operated businesses. Which means those groups still exist and work, they just aren't a part of the global firm network and will no longer have access to the same infrastructure. Gotta be an awkward conversation to have to tell a client that they need to pay your last invoice (in dollars only), and that we can no longer serve you because your country has invaded another and is shelling hospitals and kindergartens.
  21. When I used to play goldeneye, deadly accurate. Unless they had RCP90’s.
