  1. Down another 10 pounds since above post. Down 65 lbs. since mid-April. Went from the loosest hole in my belt to the tightest. Then yesterday I had to poke a new hole. Currently 235 lbs. three pounds over my last yo-yo trough in 2018. When I break that barrier I'm headed into territory (223 trough) I haven't visited since very early 2000's. Bernard

  9. Ames is home to the Tip Top Lounge. It's the #1 bar in the Big12. I've done extensive research. The Grove at Ole Miss was the most overrated experience ever. Stupid crowded. Seemed more like a refugee camp than a tailgate party. Of course I have only one data point there. Maybe it's different when (non-conference) Texas isn't on the schedule Also, it was crazy being in Oxford during an election year. More than one Ole Miss fan totally freaked out when they found out I was voting for Obama. Ran into Rod Babers (who went to my high school) who was freaking out himself about the cultural BizzaroWorld we found ourselves in. 🙂 If you want a road trip to look forward to, it's Baton Rouge. I went once on a UT off week to watch former Longhorn QB Jevan Sneed and Ole Miss kick LSU's ass. SO. MUCH. FUN. Bernard

  13. Forget the lease language. Show up in person and negotiate with management. Explain the situation in a way where is makes it seem like you are helping them by: 1. Vacating the unit is a timely manner; 2. Promising them that you will leave the unit empty, clean and damage free; and 3. Avoiding costly and time consuming eviction process. Make it clear that you mom simply cannot afford to live there anymore. If they are convinced that your mom cannot pay, and is judgement proof, they will realize very quickly that is in THEIR best interest to have you mom vacate on friendly terms. Bernard

  17. My experience with policy limits is a girl who was bitten badly by a neighbor’s dog. Badly injured. When presented with the facts of the case, their claims person said, “Here’s a check for the limits of our policy”. End of discussion. in Texas, the minimum coverage for personal injury is $30,000. That’s all the coverage most individuals carry. Doesn’t take much injury to get there Bernard
  18. I second the insurance research first. Find out the limits of their policy. Demand the insurer pay you the policy limit and not a penny less. If you can get that yourself, you don’t need a lawyer. Demand the same from your own insurance. Who hit you? Do you have reason to believe they have any assets you can go after above and beyond their insurance? Bernard
  19. Just thinking out loud... 1. Are you in a high demand location? Maybe just walking and letting them sub-lease isn't such a bad idea. 2. Did you personally guarantee the lease? How judgement proof are you / the entity that signed the lease? How important is your credit score to your personal / professional life? 3. Can you offer them a buyout? $10-15k cash now to break your lease, otherwise they can get their judgement and hope to collect someday. Trust me, they are well aware that many of their collection efforts go nowhere. 4. Do you know anyone who might be interested in sharing / subleasing all or a portion or your space? 5. Do you have ANY other leverage over the landlord? Is there any way you can make the landlord's life miserable. All negotiations are about leverage. Sometimes you can find it in unexpected places.   21. They should last many years. 10-20 years ago, they started making them out of some new, better for the environment, chemistry. Many of them failed prematurely. Newer ones are better. They are cheap to replace. Many HVAC techs scammed homeowners into buying new AC systems by telling them their compressor was dead, when a $25 capacitor was the actual issue. You compressor won't start without a capacitor though, so if the AC guy is there and wants to replace it, it might be a good idea. You can Google the price of the part. It's a 15 minute job... ...if you know what you are doing. Bernard

  24. My version… Circa 1983 my parents hired their first housekeeper. She was a teenage refugee from El Salvador. The El Salvadoran Army marched through her small hometown one day and conscripted her 15 year old brother into military service on the spot. She was a couple years older. Her parents sent her north for her own safety. She ended up in Houston with nothing but one friend, the clothes on her back, a good attitude, and tireless ability to work. She married a fellow El Salvadoran immigrant, who spent all his working hours cutting grass in oppressive heat and humidity. Hardest working people I know. They both became citizens. Raised three sons. One graduated UT-Austin. Other graduated UH. One passed on college. All are doing great. American Dream achieved in one generation. My mom still has the same housekeeper, and probably will until she’s dead. Bernard
