  1. It's bullshit to say Houston doesn't have a few areas where you can have a Manhattan-lite experience. Take a look at all the high-rises and retail all along Post Oak Blvd. Can live in a high-rise apartment on top of a very nice Whole Foods. The area is walkable and a real BRT line which will in essence be no different than high capacity light rail running down the middle. How about on Montrose. Very walkable - can grocery shop at the Disco Kroger and shop and dine to your heart's content. Look at the density of single family stock off W. Gray between Shepherd and Montrose and the new high rise being built next to Brasserie 19. This is an article from the Kinder Institute at Rice. The highest density neighborhoods in Houston are the ghetto shitholes I mentioned in previous posts. Those aren't applicable for people like us.   2. Assuming you're working in Manhattan the chokepoints with the bridges and tunnels are the killer for commuting versus dealing with I-45 or Hardy Toll Road traffic coming to downtown from the Woodlands for example.
  3. Penelope nailed it when it comes to how much more expensive every day services or items are compared. What wasn't mentioned was grocery shopping. The regular supermarkets like Gristedes suck. You are forced to shop at Whole Foods to get a good quality selection of meat, veggies, bread, etc. Having no car means buying smaller portions/amounts so you can carry them home more and shopping more frequently. That adds a lot to the cost versus going to HEB and not having to worry about fitting in a 24 pack bottle of Ozarka or 4 packages of chicken breast in to your car. Whole Paycheck is expensive anywhere. Doubly so in New York. Compare Trader Joe's pricing in Houston vs. NYC.

  5. None of us as college educated professionals from a good school like UT are going to move from Texas to the NYC area to live in a blue collar, working class to poor neighborhood. Sorry to sound elitist but that's the truth and that has to factor in when making the comparison. Professionals aren't living in Rahway or the Oranges nor are they sending their kids to the public schools.
  6. Tipping all the building staff for Christmas would easily cost a grand or more at a good, new high rise like I lived in Manhattan (humble brag) 15 years ago. You can probably double it now for the new buildings with all of the hotel-like amenities and perks.
  7. What you're not taking into consideration when mentioning places like Elizabeth, Oranges, Rahway, Newark, etc to Houston suburban locations and good close-in city neighborhoods are the schools. None of us here would willingly send our children to the public schools in those towns. They're beyond awful. You can rent an apartment in Houston and send your kids to a good school district or individual HISD schools in the good pockets.

  9. I grew up in the Woodbridge Edison area. If you are comparing that to katy sugarland clear lake or whatever it's not even close especially considering what you get for your money in Houston. Yeah I pretty much stayed in Manhattan but had family in central Jersey (Lawrenceville and Tinton Falls) that I'd visit but those aren't real NYC suburbs. Edison fucking sucks man. That's like living off Harwin or some shit. That's not a nice area. It's like you're wanting to include the shitty stops on the NJ Transit Northeast Corridor line to compare to Sugar Land.
  10. So if the methodology is going to include shithole neighborhoods like Gulfton and Greenspoint that would only lessen the cost of living for Houston. The equivalent shithole in NYC would be like the South Bronx which is still significantly more expensive that the Houston shitholes. But the comparison they're trying to make is a home in a nice suburb or neighborhood in Houston with an equivalent in NYC which would be Manhattan, Westchester, Hoboken, and parts of Long Island. There is no way this makes sense.
  11. You can easily find a 2,500 SF new construction or 5 years or newer construction 3 story townhomes in Montrose and even bordering River Oaks off W Gray in the 500K range. I used to live in Manhattan and the assertion that NYC is cheaper is the dumbest shit I have read. Are they factoring cab rides and black car service when necessary or just a monthly MetroCard? State and city income taxes that fuck you over. Hell I felt the pinch when they jacked up cab fares during my time there. There is nothing cheaper about living in New York.
  12. That’s my perception and belief as a Houston transactional lawyer that was involved years ago in summer associate recruiting. Rapelor is good for future litigators but I think you get much more bang for your buck at UH. Houston big law firms will hire top UH law students. Know lots of good UH grad lawyers
  13. As a Houston homer I have to chime in to say UH has dramatically increased their on campus housing and close to campus apartment living. It’s not the same UH of 20 years ago. Fertitta Center is awesome for Coog basketball and TDECU stadium can get hopping if the football team is good. UH academically is getting to be a good in-state public 2nd-3rd option.   15. Are you talking about real BRT with dedicated ROW, platforms and traffic signal priority or regular buses that suck because they get stuck in regular traffic. I definitely am going to pay attention to how the new BRT in Uptown Houston on Post Oak goes. There is a lot of infrastructure work to get it up and running. Middle class professionals will use rail but not regular buses because of the stigma of poors just using. I am hoping that having what is essentially light rail on rubber tires will have the ridership that rail would have.
  16. Very well said. Completely agree. I value monarchy and tradition because of my heritage. We had a monarchy that lasted for 2,500 years replaced by an Islamic Republic that has been ruthless and murderous. The same happened in Russia after Tsar Nicholas and his family were killed replaced by Soviet tyranny. I am jealous of the countries with constitutional monarchs. Identity politics obsessed American don’t have appreciation for what royalty brings - majesty, spiritual enlightenment, something to aspire to better than what is common and ordinary, national pride and unity.

  18. House has been awful this year. Looks like he got paid and is dogging it on defense and his shooting has been garbage. I almost rather be in the Grizzlies situation rebuilding with a young and up and coming star like Ja Morant than the purgatory we are in. Like the Texans, the Rockets gave up huge draft capital in the next few years that will hurt. It doesn't help that we have mediocre coaching at best for these teams.
  19. It's very distasteful for Prince Harry and his wife to try to profit from his royal status. It's a sign of not understanding the spiritual role that they play both with the C of E and as the embodiment of the British people. They're supposed to be above the fray. I am sure Meghan before marrying thought that being a royal would not be much different than being a celebrity. She was probably shocked at the traditions and protocol that a royal has to abide by. She failed in her obligation in being prepared and to know what she was getting into. Marrying someone like her without the proper breeding, in not being from nobility, from a broken home will hopefully serve as a cautionary tale in future marriages in the House of Windsor. Marrying a commoner is riskier. Still you can find gems like Princess Kate, who has the class, sophistication, style and proper upbringing to confidently perform her duties. If I could have any woman in the world, it'd be her.
  20. You're discounting the value of a constitutional monarch's role as a non-political, unifying symbol of the state. The tradition and history that the monarch as the ultimate representative of the British people. Compare that to our situation. Our head of state is the President who is currently despised by a huge slice of the population. We've had members of teams and entire teams skip championship commemorations at the White House under Trump. That would never happen in Britain. There would be respect and love for their head of state. There are many examples of where having royalty is a tremendous advantage. Look at Juan Carlos' role in helping Spain transition from Franco to democracy.
  21. His father, George V, was quoted saying something to the effect that Edward would destroy himself within 12 months after assuming the throne which was spot on. He obviously had contempt for his role as head of the Church of England. Some things are more important than the love of a thrice divorced American admirer of fascism. He also wanted to change the constitutional tradition and role of a monarch. Everything I have read about him disgusts me to the core. I can’t stand traitors. In 20 years there will be more files released by the Windsor Castle archives that will have more evidence of his treachery I’m sure.

  24. This is just a poorly coached team with a poorly constructed roster. The lack of length is a killer and Moreyball should be thrown in the garbage. No pure 3 point shooters on the roster to compliment Harden. Morey’s seat should be hot too. He’s done a shitty job in filling in this roster the past 2 seasons.
