  4. Whatever. BR has been vocal about renewables only and ESG, and a lot of their bigger PE brethren have abandoned the space. Performance related issues are good reasons to (temporarily) leave. ESG is not a good reason to seemingly permanently bolt, and be very vocal about it. BR constantly placated its leftist constitutents and just learned relationships work both ways. We flexed our muscles, I’m very happy we did so, and BR’s post-mortem commentary is hilariously butthurt obfuscation.
  5. You need a lot more detail than this. Allocated to energy? What is committed of that amount? What is ACTUAL energy like hydrocarbons and midstream and services? Even then, who cares what they’ve currently committed? Are they gonna fuck themselves with Oxy because Texas told them to hit the bricks? Good luck I guess.
  6. They don’t. That’s probably what they’ve committed over time (probably only over last 15 years), the vast majority of which has been returned and made them a shit ton of money. But BlackRock fucked around and found out. They’ve been HARD on the wrong side of ESG, and have been the poster child for investing only in renewables. Yes, they had been walking back their ridiculous stance, but fuck ‘em.

  12. That’s not enough to live in Cali. Certainly not in coastal SoCal, Central Coast, or anywhere near the Bay Area. It would be a struggle in Bakersfield. It’d be a struggle in Austin, Dallas or Houston with a mortgage. Of course dude
  13. This was my recollection of BG and Afton Oaks and West U area closer to 59 from about 20 years ago, and why I mentioned them. $375/SF isn’t that much, relatively speaking. 10 years ago, you were lucky to get into HP at $400/SF. That has skyrocketed.

  16. Preston Hollow is closer to town. LH is in NE Dallas, just north of Lakewood. LH and Lakewood are affordable. Both are very tight knit good neighborhoods that love their sports and close to town. Preston Hollow is pricey. Probably akin to Tanglewood and why I didn’t include it. Heights is probably equidistant from town as LH is. Didn’t read your links but Briargrove can’t be that much? I’d never categorize them with the other 2. I figured someone might jump me on West U and Tanglewood. I haven’t lived in Houston in 19 years. My bad. I don’t live in LH. Christ am I talking to a bunch of 8-fig guys here?
  17. Ok? Doesn’t mean those 4 aren’t true “cities” whereas every other city in the union really isn’t.
  18. Not all. Lake Highlands isn’t expensive. I am sure there are comparable areas in Houston like Briargrove, or even Tanglewood or West U. I’m less familiar with Austin neighborhoods as I left in ‘96 and haven’t returned.
