  1.  Closing in on 20 lbs down and starting to notice some nice side effects finally.  One, my knees hurt a lot less after tennis.  Two, I am totally used to the portion sizes that I need to stick to.  Three, a lot more energy at the end of workouts lasting over an hour.

    This is right around the halfway point for me, since my target was 245.  I am debating going to 235 instead but that will be once I hit my target.

    I miss sugar but can make this work through my goal and then reintroduce some.  I can’t recommend tracking calories enough, it’s the only thing that’s worked for me because it was way too easy to consume an extra 500 calories of food each day.

On real estate, watch the guys who charge a management fee.  There’s an incentive to let that ride for a while and be in no hurry to finish.  Meanwhile the equity partners are getting cash calls and bleeding until lots are closed.  I steer clear of those guys but real estate is full of true sharks.

    “Ya know” thrown in every fifth or sixth word.  Especially if you’re a fucking attorney with a law degree from Texas, ya know?

    Spotless giant trucks.  If you have a 250 long bed and it’s got a tool box and is used, we’ll get along fine.  If it’s been detailed we’re probably not going to be buds.

     

     Actually who am I kidding?  Outside of my dog, kids, and wife I don’t like people very much.

  4. Real estate, if you have plenty of liquidity and balls of steel.  I mean, recently it’s all been great but there can be some wicked swings in value, and you’re fucked if you need that cash fast.

     

    I have had opportunities to be in multi family and single family deals and didn’t like the risk profile.  Outside of silly stonk bets I am just way too conservative.  
     

    My dad has a stamp collection that was worth several hundred thousand at one point.  It’s not worth anywhere near that as philately has just about died out.  He also collected coins but my sis got those as a wedding gift.  I have always viewed “stuff” with suspicion.

  5. I think Fitch explained their reasoning pretty well.  Fiscal deterioration, check, down to the wire clown shows on debt ceiling, check, 20 years of deterioration in governance.

     

    It points to a bleak trend for the US as ultimately it means money is more expensive to borrow as risk is higher.

     

    I can’t believe the first  cut was 12 years ago.  Time flies when you’re having fun.

  7. Nice job.  I’m almost 3 weeks in and down 12 lbs.  It’s been easier than I anticipated.  The food tracking is absolutely key for me.  I eat, record, and let feeling full be something I don’t worry about.  Haven’t felt a ton of hunger but I do snack. 
     

    Lowest weight since kids were little.  My goal is still 25 lbs away but feeling good about it more.

  8. I know this sounds ridiculous but on the Monterey peninsula the best deal on most groceries is Whole Foods.  So we shop there and Costco and it works.  Safeway is outrageous as is Luckys.  HEB is a National treasure but we’ll never get them out here. 
     

    I had barbecue today and as long as you don’t want brisket you can be ok.  I had pulled pork and chicken that was delicious.  
     

    Finally, to echo @closetohumping the cost of living for middle class is ridiculous out here.  Between folks who are locked into minuscule valuations and can transfer it across family, making existing housing extremely pricey, and new construction being really expensive, you have to go to Merced or Los Banos or Palm Desert or Inland Empire, and it’s crazy.  There is an attempt to increase the housing stock finally but it’ll be very limited in its effect.

    But now that I’m here there’s no way I’m going back.  QOL is just so good.

    This is the truth.  The third is following a job.  But there are plenty of Unfilled jobs here.  The problem is wealth and lack of new housing has squeezed any kind of middle class into limited options.  None of my group of friends here would move to Texas but a bunch have employees there.

  10. I think it’ll retrace to below 2 while we wait on positive news.  The biggest problem is everyone is waiting to get diluted.  If a major comes in then we should be good, but meantime ride the PSS coaster.
