  3. Forgot to add this: plumbing code states that you should have a customer side PRV with that service pressure. So it could be that it’s either not working or not present. We don’t like systems with 100 psi static pressures because you can easily start seeing leaks develop at weak points in older connections. On a new main 100 psi is no big deal though, it all depends on the location.

  5. Oh hai. Water pressure is interesting because except in very special circumstances temperature is just about irrelevant. It can affect what are called hydro pneumatic systems because the air water interface actually affects the absorption of oxygen and can interfere with the operation of the pressure maintenance (using compressed air). Most large systems are pressurized using gravity from tanks, with smaller ones relying on either variable frequency drive pumps or hydro systems. In any case, you can expect about a 10 psi maximum variation in pressure. Anything above 80 is bad for fixtures and anything under 35 will be noticeably weaker. If you get less than 20 you are boiling that water. Unless the pressure is causing you concern about a fixture I wouldn’t worry about it.

  8. Well it’s official as of yesterday, got the keys to the new house in Pacific Grove, California. Shout out to @Gil Bang who referred me through a friend to a local mortgage banker in Santa Cruz that was nails. We closed in something like 25 days. Back into debt slavery of a sort but man, it is an awesome place. I doubt I’ll ever move again but I don’t know the future. I am a happy man right now with the combination of great weather, small town life, and small house with no carpets (ever again). Oh and no bugs here, as long as you don’t count termites which are apparently everywhere.

  10. If fat jabber doesn’t win this wide open opportunity I don’t think she’ll get another one. Halep is really good when she’s on but she seems to retire a lot. I want the German beef to win. Niemeier? I like her game. Fritz looked good today. But I don’t think anyone is beating Novax. He’s on a mission and seems like he needs to drop one or two sets to get mad and go apeshit on whoever he is playing. I think he had no unforced errors in the last two sets yesterday.
  11. My sister is in Greenwood Village and honestly although it is a super nice house and neighborhood it’s not a nice looking area. I like the western side of town better especially evergreen or toward Boulder. But she has a nice condo in Vail/Beaver Creek so the trade is worth it to her. Schools are ready good in that area too, from what I’ve heard.
  12. Sonego is kind of a bitch. The grunting way after he hits it is bullshit but you could tell Rafa just wanted to change the momentum back. And I alternate between irritation and admiration for Kyrgios. The guy has so much talent but he is a total head case. He thrives in chaos. Tsitsi is just about the worst possible fit for that guy as he is easily rattled. He actually did hit Kyrgios once. Fowler needs to STfU about respect for the game though.
  13. I agree except in very specific vacation oriented markets. There, unoccupied vacation homes can be a reasonable value proposition, because the cost is sunk already. But as a straight up investment I think it’s not going to paper long term.

  16. One of the weirdest recessionary periods I’ve ever experienced. I wasn’t around for the 70s except as a kid wearing terrible Astros tshirts though. Housing market still nuts, no one can find construction materials, cars flying off lots, and low unemployment… where is the contraction happening?
  17. Saw this morning on Bloomberg that fireworks are up 30 percent yoy and demand is still up, so clearly no issue with too much cash floating around.

  19. I’m getting into this through a house purchase. System installed in 2015, 4.5 kW. House has no a/c because temperatures are mild year round. System is owned free and clear, but limited by the inverter. I talked to the original installer and his advice seems sound, which is to wait a year and see what the PG&E credit looks like and then decide on an upgrade to panels and inverter. He was pretty negative on the batteries from an economic standpoint, so I’m looking to better understand that aspect. Any good primers for Solar?
  20. What we’re seeing is scarcity in certain items causing premium pricing. For example large diameter pipe. I had to switch some 24 inch to 30 inch because that was a six to eight month delta on availability. We’re also prepaying GCs to stockpile pipe and fittings so that a) we don’t pay more and b) to make sure it’s there when the trenches are cut. Anything with a PLC is turbo fucked. Control panels are definitely the first submittal in and out on my projects.

  24. Congratulations! It’s wild out there right now, the market is in serious flux due to uncertainty about everything ( recession, inflation, rates, pricing) and about the only thing that seems reasonably assured is the tightness of labor. I can tell you finding trades anywhere is still a giant pain in the ass, and forget anything about getting appliances quickly.
