If you really want to help housing prices, not only let them in but encourage migrants to come in to build them. Outlaw all sales taxes on all building materials in the supply chain. Force municipalities to cap building and utility fees. And cut all income taxes on gains on land sales to home builders and apartment developers.
Don’t just give people money. Cut the god damn cost.Best way is to mandate density. The problem is people don't want it. They've bought into the suburban dream of a yard even if it means they're almost in Southern Oklahoma living in "Dallas."
You get these people that buy way out there, get a Tahoe or something and then when gas goes up 2 years later, blame Biden for their gas prices.

Philly is an underrated city.
On a related note, we had some overly aggressive pro life protesters here over the summer. There was a minor incident. Some random guy said to me "My sister lives in Philly and they went there once."
"Um, how did that go?"
"You get your ass kicked in Philly for acting like that."

What these shit heels don't realize about comedy (and why they're not funny) is that you can joke about stereotypes but it has to be true to be funny. (Chris Rock, Dave Chappelle, Trae Crowder, etc.)
The "white man taco" or whatever is funny because it's true.

Again…the day of his death will be the most celebrated event of my lifetime. My wife and I were just talking about whiskey and the varieties in my cabinet. I have 1/3 of a bottle of Pappy. I will be drinking from that bottle the day that fucking bastard dies. If I find out he died in pain and agony, I’ll drink the whole thing.I think we’ll all do the Ewok dance….

About 80% of women who live in the rainy parts of Oregon will suffer Seasonal Affective Disorder, as they get cabin fever as their circadian rhythms get all fucked up. They have to get a sunlight box to sit in front of. My wife got it. Had to get a light box. “Why do you make me live in a place where I have to sit in front of a fucking fake sun?” Moved to Denver. Problem solved.
There is a reason the place is full of drug addicts, drunks, homeless, wife beaters, racists, political crackpots, and shitbags. It starts with not seeing the sun for nine months a year.Yeah, I love Seattle as a city and it would be on my list but the weather would get to me.

Leon Cooperman, billionaire investor, was on CNBC this morning explaining why he's not voting for either Trump or Harris, despite voting for Trump before.

They're laying a trap for Trump and all the other wing nuts. They'll be triggered and won't be able to help themselves.

Does anyone have any experience with actually living in Ann Arbor? I've been there a few times and it looks great but I'm guessing culturally and socially, it's very UM centric...?

Frank Luntz has some blind spots but he's an otherwise good pollster. He says here what the Biden people have always said. Harris is getting 100% of the people who hated both Trump and Biden and now she's turning the soft Trump vote into "undecided." I don't know if it's in this clip but he said he can't find "undecided" women for focus groups because they've all decided at this point:

That's pretty much been the CW for a while, but NV is a tough nut for the GOP to crack. Polling has sucked because not every polling outfit will do a Spanish option and they can't find a way to get the overnight shift workers.
I mean, they were pretty wrong in 2010 (Reid won), 2016 (Hillary won), 2018 (Rosen won easily) and 2022 (CCM won)
Also, with NV, I would assume if Harris has the Hispanic vote to win AZ then she'd also have it to win NV.

I think it's difficult to call some of these states until you see what the net migration was post-Covid. Nevada, Arizona, Florida, and Texas all had net migration in people from California, New York, and other Northern states. If it's anything like we've seen in Texas, it's not people coming to make the states more blue. I could see Nevada flipping as well.
I suspect that may be true. The Democratic refugees from CA moved to Phoenix, Denver, etc. The right leaning types seem to have moved to TX, OKC, etc. On the East Coast, I would assume the MAGA Warrior Patriots moved to FL. Not sure who moved to NC....?

I saw an interview with Carville a week ago and he thought NV was the most likely Republican flip but NC was the most likely Dem flip from last time. He said each state leans the other way more than the national people realize. He could be right.

I see this more and more frequently but I just can't get behind this mindset. I understand that the gist is that she wants to be nearby when the grandkids eventually arrive. But how long is she gonna wait? My coworker has a son that just graduated from the USAFA and she was talking about following him to his next duty station. Her husband put the brakes on that.
I have 2 grandkids, they're great. But if my children said they were moving away for a job opportunity, I'm not gonna uproot my life and chase you around. I'll be happy to come visit a few times a year.
The problem with that is if you really want to be a part of your grandkids lives, you should move and follow them. We've all seen the olds who drop anchor in some rural outpost and then wonders why their adult kids/grandkids won't make the schlep out there on a monthly basis. It's not fair to the adult kids and starts to grate on people fast.
My mother's church actually had a seminar or something called "how to talk to your adult kids." Fascinated, I asked what they said. Basically, the speaker told them that their kids (people our age) are MUCH busier than they were at that same age for a whole list of reasons and if they want to see the grandkids more, they need to be more flexible.
