The only time a burger should be allowed to have even a hint of mayo is if it has bacon on it.  Then it should be real mayo, with ketchup, and mustard, and jalapenos, red onions or grilled white onions, pickles.... and that's it (unless you want your varietal of cheese as well.   I don't do cheese unless it's pepper jack).

Gentlemen and 'woman . . . mayo + ketchup is a poor man's Russian dressing, and it definitely belongs on a burger.  Said burger must have cheese, and is amplified with a nice crisp piece of lettuce, a juicy slice of tomato, and a couple of rings of raw yellow onion.

The enb.

Spandex / elastic in jeans, especially the waste line is one humans greatest recent inventions and helps deal with inflation.

It’s pretty simple really.

mustard, lettuce, tomato, pickles*, American or cheddar cheese, jalapeños and bacon optional.

Fly your hamburger freak flag high.

At least I made this thread more readable.

YOY inflation coming down, monthly looking okay. Not evenly applied sure. Pain from last 24 months still around. Not sure the next 6-9 months but what occurred Jan through July was easy to see.

All these mayo and ketchup people got groomed and have now become groomers themselves.
I can deal with onions, however.

Retail prices up .7% prior gonna freak.

Today's report was retail sales, not retail prices.

Consumer spending held up well in July as inflation slowed, with retail sales turning in a stronger than expected showing for the month, the Commerce Department reported Tuesday.

The advanced retail sales report showed a seasonally adjusted increase of 0.7% for the month, better than the 0.4% Dow Jones estimate. Excluding autos, sales rose a robust 1%, also against a 0.4% forecast. Both readings were the best monthly gains since January.

As the numbers are not adjusted for inflation, they showed a consumer able to keep ahead of price increases that have been prevalent over the past two years. The consumer price index rose 0.2% on the month, indicating solid demand.

This seems to be the most relevant paragraph from the FOMC minutes

https://www.federalreserve.gov/monetarypolicy/files/fomcminutes20230726.pdf

Quote

The staff continued to judge that the risks to the baseline projection for real activity were tilted to the downside. Risks to the staff’s baseline inflation forecast were seen as skewed to the upside, given the possibility that inflation dynamics would prove to be more persistent than expected or that further adverse shocks to supply conditions might occur. Moreover, the additional monetary policy tightening that would be necessitated by higher or more persistent inflation represented a downside risk to the projection for real activity

Also this one

Quote

Participants cited upside risks to inflation, including those associated with scenarios in which recent supply chain improvements and favorable commodity price trends did not continue or in which aggregate demand failed to slow by an amount sufficient to restore price stability over time, possibly leading to more persistent elevated inflation or an unanchoring of inflation expectations.

This is one of the major reasons I’d stay completely out of investment houses.   The way the owners got fucked during Covid was a major wake up call.   Wife’s grandmother liquidated about 20 houses over the last few years as she’s in her late 90’s.  Had a shot on any and all of them, and passed on every single one.

Yes, comrade.

Seriously, rent controls has been tried so many times with a failed track record a mile long.  As I stated a few days ago, the big push now are condo conversions.  The demand is there.  Same with those stupid RTO programs (rent to own).  These large companies can't unload these things fast enough, and great way for them are conversions.  Problem is, they convert at a significantly higher price point, forcing renters out of the units.  Other owners simply slash their maintenance/repair budgets.  Either way, these stupid programs invariable wind up hurting those they were intended to help.

If you need price control for people at the median to afford housing in a within 30mins of work you need to build more housing. If you impose price controls without doing that it benefits incumbent residents but makes affordability worse and disproportionately hurts younger families to an even greater degree than doing nothing.
