WCAD - 11% increase YoY. Even with that, it came out under what we paid for it a little over a year ago. Considering the market difference between then and now, I'd say it is pretty close, or slightly under, what it would actually sell for. So I am not going to complain.

I want the option (or task I guess) to have to renew with those services each year rather than be charged automatically. I want a one time thing. If they do good work, I'll use them again. The way they "subscribe" you kind of sucks, and it's a bit of an effort to get out of it.

What is the property tax rate in Travis and Williamson counties?

I had a house in NW Austin back in the early 2000s, and don’t remember the property tax every increasing.

2.3% and some change because over the last 10 years "we" agreed to  approve some school, and make the bike lane take up a whole lane to be safe for the cyclist, but reduce the capacity of the road by 50% improvement bonds* 

 

and a reminder to everyone, even if you cant get the value down below the 10% year over year homestead increase, fight the damn valuation, because even a small reduction means that next year the fucking county has to try to increase from whatever you lowered it to and go from there. 

i might not save you money this year, but it could save future money next year or the year after. 

 

*ftr, i fully supported the school bonds,  but the "safety" bonds that got approved to redo the roadways and add a bike lane or bus lane to a road by fucking up the car flow is infuriating. 

They are just now starting on Burnet to add a special bus/bike lane by removing the suicide turn lane and put hard barriers in the middle of the road to keep anyone from turning left.

 

ive also previously shown pictures where the city took an entire right hand turn lane away from where Ohlen meets up with Research, made it a bike lane, and in the process, completely fucked the traffic flow from the parents picking up kids from the school near Ohlen.   instead of multiple people being able to take a right hand turn onto research if traffic allows, the number of cars that can take the right hand turn ends the moment a person is in the right lane but needing to cross under 183 (and 90% of the time turn into target on the other side)

the fucking cars in line trying to take a right backs up the road 2 entire fucking blocks.  and because they narrowed the road, even the folks going left or middle lane cant do so until the right hand lane traffic moves on a green light.

It would be great if the CAD/state/taxing entity was compelled to pay 95% of appraised value to purchase your property at the homeowners choosing.  If the appraised value was accurate, they’d break even after paying 5% realtor fees to sell it to an actual buyer.

CAD figured it out….

They’d rather than have us flail at appeals when talking to functional morons at the hearing.  And they’ll just say “no”

The best is right next to that where Burrell meets Ohlen.

there used to be plenty of room for two cars to fit so someone turning right off Burrell on Ohlen didn’t have to wait behind someone turning left:

now, they squeezed the sidewalks making that impossible… and an exponentially longer wait to turn right when someone is in front of you trying to turn left because the cross traffic is abysmal….because of the bike lines on Ohlen

If you live in Austin and Travis co your tax rate last yr was just under 2%, right around 1.98%. The yr before it bottomed out at 1.81%. I would expect the rate to jump this yr as tcad has warned the isd’s that the tax rolls are expected to decline approx 10% yoy which means the rate will have room to run.

Makes sense. I used one of these services last year in Comal and was happy with it so I’m letting them renew me this year. Was just making sure I wasn’t missing something about cancelling.

My  swimming pool built in 2021 has a huge crack in it and needs to be torn down.  I'm currently suing my builder.  I need to figure out the best approach for tax appraisal purposes.

This is actually an easy one because ARB panels are staffed primarily with senior citizens that don’t get the complexity that might come from a protest built on real estate expertise.  
 

What they do get is pictures and repair quotes, and if you talk about how the enormous hole the builder dug is leaking water continuously and needs a total rebuild, and that the county assumes a value including that well constructed improvement, then it is much easier for their simple minds to find for you.

So new is the idea that hours before the state’s deadline to formalize the agency’s policies, which are approved by the board every two years, its top leaders were still scrambling for clarity on how it would work.

On Monday, Chief Appraiser Rogelio Sandoval summoned the board to finalize details such as when the change would go into effect and how the county would define a successful challenge.

Following that meeting, he explained to the San Antonio Report what’s changing, who qualifies and what property owners need to know about the 2025 property tax season.

A one year reprieve

This month the Bexar Appraisal District’s newly reshaped board of directors agreed to maintain most of the agency’s current policies for the 2025 and 2026 tax years, but approved one change aimed at saving property owners time in challenging their appraisals.

Starting in 2025 any property owner — residential, business and commercial — who challenges their valuation and gets it adjusted downwards won’t see an increase in the next year’s market value unless they’ve made changes to improve the property during that time.

The policy was intended to address one of residents’ chief complaints about the appraisal process: Having to repeat the process of fighting their valuation year after year. This year alone, the appraisal district has received 186,000 protests, of which about 156,000 were for residential properties. 

Sandoval cautioned that some previously contested appraisals may still have a higher appraised value in 2026, if the property has a homestead exemption that’s kept its appraised value from rising as quickly as the market value. 

The homestead exemption’s cap acts as a buffer in an upward market, but the appraised value keeps rising by 10% each year until it matches the market value.

“Property owners have to be very aware that what’s going to roll over is the market value, not the appraised value,” Sandoval said.

What happens in 2027?

The state looks at Bexar County properties and issues its own property value study in even numbered years — creating the starting point for the appraisal district’s valuation process.

All properties are reappraised after the state’s study, so property owners will again need to challenge their valuations in 2027. 

The policy Bexar County approved this month only applies to the 2025 and 2026 tax years, so a future board would have to agree to keep the changes in place.

But Sandoval said the law already grants some of the protections this new policy seeks to achieve, preventing challenged valuations from bouncing right back the next year without a high standard of evidence. 

“The Texas Property Tax Code requires appraisal districts to have ‘clear and convincing evidence’ for any property that has gone through an appeal process,” Sandoval said. “So we’ve already done that.”

“In essence what [the board has] done is, for 2025 moving forward, define what evidence will be used to adjust the 2026 market value for properties that have gone through an appeal.”

The board determined the appraisal district will only consider new construction, such as an accessory dwelling unit, or changing characteristics, such as upgrading from a shingle to a metal roof. It can also consider changes that caused the property to decrease in value. 

It can no longer consider factors used in the past such as market data or increased sales because of changes to a neighborhood.

Taxing entities respond

When the appraisal district approved its new policies earlier this month, public school administrators and municipal government leaders turned out in force to lobby against potential changes that could have beenmuch more dramatic for the taxing entities.

Instead, the board discarded those ideas and approved the one-year appraisal reprieve with unanimous support. But the taxing entities still worry the change could potentially impact their revenue, just how much remains unclear.

The original proposal sought to apply the change only for residential properties, but Appraisal District staff said its formal policy plan must apply to all property types, so commercial properties and business properties will be included.

Taxing entities also asked the board to delay the implementation from 2024 to 2025 so that it wouldn’t disrupt their budget forecasting, something members agreed to on Monday. 

In an interview after Monday’s meeting, San Antonio’s Deputy Chief Financial Officer Troy Elliott said it’s too early to say whether the change will hurt the city’s bottom line, but as city revenue has flattened, city leaders are closely monitoring any potential changes.

“We already have somewhat of a deficit moving into 2026, anything that would have happened here would have compounded that,” Elliott said. “I think we want the time to analyze it and see what the impact would be.”
