Username and all that.  Glad you guys are okay.

Were they storing Ammonium Nitrate in the garage?

We were in that area today on the way back to Houston, and saw this thread.

Thursday will be 12 years since the West fertilizer explosion

I'm about a quarter mile away. Had to reset a breaker. I was at the bottom on the hole when it happened (seriously). So doubters, suck it! (of course home is 100 miles away from hole, but hey, 183A toll to 29 now open).

This historically a bad week for shit happening. Deep water horizon was as well among others

The Brenham salt dome explosion that killed three and injured 21 others also happened 43 years ago last week.  There would've been a lot more victims if it had happened in a more populated area.  A worker from the oil & gas company responsible for the blast stopped a school bus full of kids from driving through the valley where the explosion happened just minutes before.

I was sitting on this couch with my two kids when the front door exploded in.

The pressure wave to blow a solid wood door off the frame like that...wow. Obviously flying glass...are your eardrums intact? Could have been a lot worse.

33. Sitting on the throne when it boomed. Went outside and it looked like a mushroom cloud. Still go to church with the kid in the car that ignited the gas.

Glad you and the kids are ok! Can you fill in some of the unknowns for us? Did they have a propane tank? Did you know the occupant(s)? Normal people or is a drug lab possible? Did a second house also collapse or is it just the one that went boom?

That’s just the blower. The fireplace is around the corner.

Have you had a chance to discuss the “Neighbor’s propane tank explosion exclusion” in your homeowner’s policy yet?

We don’t have natural gas in that area, the only city service is water so just about everyone has a propane tank. We assume that’s what it was but not certain.

I’ve met the husband but don’t really know the family. But some of our friends do.

It’s not a meth lab, it was a brand new never lived in house, construction subs were going in and out near everyday. The family hadn’t moved it yet but the owner was there when it went up. It’s his car under the rubble. He was taken to the hospital but saw on the news that he’s doing okay.

All the houses around front (mine)/back side/side had pretty bad damage. The side one closest to DK Ranch had their side wall collapse and the lady in there was taken to the hospital.

Waiting to hear back from USAA right now.  Wish me luck.

The only claim I've ever had to make under my USAA homeowner's policy was when a tree limb fell on the metal roof of my first home in 2004.  As I recall, USAA paid quickly and fully for the repairs.  But I have heard their claims department has gone south over the past decade.  Good luck.

why would you pay for any of this? their house blew up, they have the liability.

They may have the liability....but that's for your insurance company to pursue, not you.  That is, if you're interested in small things like getting hour house restored to livable condition any time soon.  You turn the claim into your insurer, and it's up to them to go after the responsible party.

If they didn’t have their certificate of occupancy then it would be under the builder’s risk policy, not homeowners

And this.  And of course, you don't know the policy limits for any of them.  Wouldn't surprise me to have limits of $1 million, and with the number of homes damaged and the degree of damage....wouldn't surprise me to see that entire amount exhausted pretty quickly.  The damage to TK's house is probably in the 6 figures, easily.  And that's just one house.

It's way too early to speculate, but that's never stopped me before.  I would expect a considerable number of lawsuits will be filed against the contractor.  The homeowners were apparently a month out from moving in, so I would assume they had not yet received a certificate of occupancy.

I'm betting "_________ Custom Homes LLC" will file BK as early as this morning while the owner simultaneously registers "  _______ custom homes 2, Electric Boogaloo LLC"

Oh....so you DO know how custom homebuilders operate.

Insurance is it.  That's the sole asset and recourse here.  Maybe the builder had it (should have...but there's all kinds of stuff that custom homebuilders SHOULD do, but don't do)....maybe they didn't.  That's why you call YOUR home insurer.  You ain't gonna untangle all that mess.  Let USAA's legal team deal with it.

All of the above is correct. Builder's CGL/Umbrella will be on the hook for a good portion of this, if he's the one that is liable.
