I think the Texans and especially the McNairs have moved on. They’d laugh Amy Adams off the phone if she tried to sell the Oilers brand to them.

The Titans and Adams Family have not moved on and I can’t figure out why. They landed in an emerging market/cool city in a football crazy state, and they have a new stadium. This looks like a deliberate eye poke to Houston. Fuck ‘em, but it’s their property. They can do whatever the hell they want to do with it.

Is Bridgeland Town Center already developed? Is it like the Woodlands version which is badass for families?

Nothing commercial developed yet west of 99. It’s just a bunch of open space next to 99 and then neighborhood. Chevron was supposed to build just north of Bridgeland Lake Parkway on that map above the yellow box but not sure if that’s still happening. I’m less than a mile west of where the facility will be so I’ll get to see the progress daily while pulling my hair out over the construction traffic.

I know the family that sold their land to build the Berry Center and Lone Star College-Cy Fair. Basically poor rednecks for generations to fuck you money in a couple years. They did it right and put all the kids’ money in trusts so they wouldn’t go ape shit. A wise decision.

I wonder if something similar happened in Bridgeland and the Toro District?

I wouldn’t be mad for a second as long as they got good value. We have one more “cheap” season with CJ then one mid-priced season on his 5th year option. He’s got Watson’s agent who will expect top 5 salary whether earned or not, and will probably want it starting in 2027 when we already have CJ for ~$26m. Signing a QB for top 5 money who doesn’t even perform like a top 10 QB is a way to enter cap hell and kill the team. I’d rather have Mac Jones, Daniel Jones, or even Davis Mills + 2 or 3 first round picks than CJ being prematurely awarded an extension over $55m/year. Our defense is awesome. Our WR room is good. Our OL and RB groups need help. The team will have to cut costs at some point and let a few people go, and needs to be able to retool with players via high round picks.

The Niners have Mac Jones under contract for another season. They’re going to want picks, and Jones will want a new deal.

It’s a double sided coin. Last cheap season of CJ, but his low cost and team control is what gives him trade value. The Texans should listen, but they’ll almost certainly run it back for Year 4.

CJ’s dogshit play has unfortunately limited his window to possibly 1 season. Things could be worse. The Chargers have Herbert $218.7 in guaranteed money.

Not really. It has recently been bulldozed and cleared for construction to begin, but nothing on the east side above Bridgeland Creek is there. Just below that 99/Creek intersection is a brand new HEB that opened last year. There are other things going on that shopping center like Jonathan's the Rub, which is currently the nicest restaurant in the area. Crust Pizza and a gelato place are there, and a bunch of small commercial office space is about to open. Austin people will be happy to know that a P Terry's is just about to open there, and I think it might be the first one in Houston. I can't wait for it, I love their burgers. Every time we drive by it I joke to my wife that "we can finally stop going to Whataburger!" once it's built, and she just glares at me. She will learn it's better in due time.

There have been plans for over a decade to build a Woodlands Market Street-Like center across the highway from where Toro is going to be. Nothing has really happened there yet, but maybe this investment will spur along that development. My home is visible on that map, and I have lived there since 2021. I know one of the biggest complaints from long-term Bridgeland residents is that the Howard Hughes Corp hasn't built those retail and restaurant spaces they promised 20 years ago.

This news has made a lot of waves on our neighborhood pages, and the discussion has been mostly positive. People are happy to see the investment, highway expansion and more retail options nearby, while others have asked about traffic issues and "what kind of people and 'activities' this will attract" that might be cause for concern. Not surprised we still have the "there goes the neighborhood" types, but there are a lot of them around. Some are even saying they will be moving away before it's built.

Supposedly this Toro district will be like the Dallas Cowboys practice area called The Star in Frisco. Lots of retail shops, a big hotel, restaurants and lots more stuff nearby. The Houston Outlets are at the NE corner of 99/290 already, and that's a fairly popular place which is fully built. It should be pretty cool for the local community

Do they have money to spend on free agents? Lots of guys to re-sign and rumblings of a huge WAJ extension. I think they would need to do a lot of work with the cap to go sign an OT.

Clanton said Evan Sidery is a legitimate reporter. He was a long time guest/NFL expert on a previous show. So he’s buying the Texans interest in Braden Smith.

Regarding the cap, Clanton addressed that as well and said the Texans should have plenty of money for free agents by March. He expects a number of deals to be restructured.

He was previously the quarterback coach for the New York Giants.

He was the assistant quarterbacks coach for the Dolphins and Patriots, too.

He's coached a lot with Nick Caley. He's my guess for the official title.

Texans are expected to name Jerry Schuplinski as the new QB Coach for CJ Stroud. Maybe not the most exciting choice for some, but I think it is the right one. 25 years of Coaching experience. Has worked closely with Nick Caley for years, coached Tom Brady in his prime. You want your QB Coach to speak the same language as your OC. Think about how good Pop was with Caley last season.
